WHAT IS THE ADVANTAGE OF ME STAYING IN THE RESORT

* You have people of your age which you can socialize with all day.

* You are safe and secure.

* You have frail care with a qualified sister on duty day and night.

* You have a telephone connected to all units, the security and the frail care should

   you need help.

* There are facilities for a Hairdressing salon where you can if you have a partner

   who needs help leave him/her at the frail care for a while and relax while having a

   hair cut or hair do.

* There is a Doctors Room equipped for should your Doctor want to come and see

   you at the retirement village for an examination.

* The Frail care is by the Community Hall so should you be sick you are not isolated

   from everybody you will still have contact with the residents.

* There is a kitchen which will be run for the frail care which can be utilized and used

   by the residents who are interested so you do not have to cook every night.

* You are 5-10 km's from Kempton Park and Benoni with of the largest shopping

   malls eg.  Festival Mall,  East Rand Mall and Festival Mall the Malls are all equipped

   equipped with Supermarkets, Clothing stores, Banks and many more facilities.

* You are 5 kilo's away from the Avion Recreation Club which boosts with a Gymna-

   sium, Tennis Club, Bowling Club an a 9 hole Golf course.

* You are 5 kilo's from the Oliver Tambo International Airport and the Gautrain.

I HAVE A HOUSE AND NEED TO SELL IT FIRST

Put your house in the market.  Once the agent brings you an offer to purchase do

not sign it, first contact Nortons Rest Retirement Village and establish if there are

units left, if there are make a decision to which unit you want, then only sign the

offer to purchase and complete your deal with Nortons Rest.  A bit of advice donot

sign a sole mandate with any one agent.  Put your house in the market and give it

to all the agents.  Do not put your unit on RNS, experience has taught me when a

unit goes on RNS no agent goes out of their way to sell the unit.  They wait till the

unit is off RNS then approach you with buyers.

WHAT HAPPENS IF MY CURRENT HOUSE IS SOLD BEFORE MOVE IN PERIOD

We would suggest you move in with your Children or Family for a while.  We will

however build your garages first so that you can store your furniture in the garage. 

WHAT DEPOSIT IS NEEDED

A 10% Deposit is required to secure your unit.

WHY DO I HAVE TO PAY A DEPOSIT

Each unit will be built as per buyers specification.  Should you want out of the con-

tract after the unit has been built to your needs the unit then needs to be done over

to suit the eventual buyers needs.

WHAT HAPPENS TO MY DEPOSIT

Your deposit is put in an Absa Interest Bearing Trust account which is managed by

Botha, Massyn and Thobejane Central Avenue Kempton Park - Tel: 011-9703600

WHEN IS MY DEPOSIT PAID OVER TO THE DEVELOPER

On time of Moving into the units, when full payment is expected.

WHEN IS THE RETIREMENT VILLAGE GOING TO BE COMPLETED

Sectional Titles will be completed March 2011

WHO WILL DO MY GARDEN

There will be garden services to cut the lawns and keep the village clean and up to

standard.  Each garden owner is responsible for his own flower beds.

WHAT SECURITY DO I HAVE

There are 8 Feet (2m) Walls with Electric fencing.  There is only one entrance.

There is 24 hour security.

WHAT AGE DO I HAVE TO BE TO LIVE IN THE VILLAGE

50 years and older.

ARE MY GRANDCHILDREN ALLOWED TO SLEEP OVER

Yes but there will be rules set down.  Children will not be allowed to amok in the

Village.

AM I ALLOWED ANIMALS

Yes as long as they are small breed i.e Jack Russel

IF I WANT TO BUY A UNIT AS AN INVESTMENT CAN I

Yes you can rent your unit out. 

WHAT HAPPENS WITH THE UNIT IF ME AND MY SPOUSE PASS ON

You can leave the unit for your children in your testament.  They have the option of

selling the unit or moving into the unit.

WHAT HAPPENS IF I SELL THE UNIT AND MAKE A PROFIT

The profit becomes yours.  This is not a live right this is your property.

WHAT HAPPENS TO MY UNIT IF I AM SINGLE AND END UP IN FRAIL CARE

Your family can rent your unit out to cover the frail care costs.

WHAT HAPPENS IF I DO NOT HAVE FAMILY AND END UP IN FRAIL CARE

The body corporate will rent your unit out and see that your frail care is

paid for.

WHAT ARE THE MONTHLY LEVIES

About R700.00 per month for the first few months, thereafter about  R1500.00 per

month which will include the upkeeping of the frail care. 

WHAT DO THE LEVIES COVER

The levies cover the Garden service, the security, water and sewerage, admin

fee and bank charges.

HOW DO I GET ACCESS TO THE TOP UNITS

There are stairways a ramp and a Lift.

HOW IS THE ELECTRICITY COVERED

Each unit will be fitted with a pre-paid metre.

HOW DO I KNOW MY UNIT IS BUILT TO SPECIFICATIONS

Each unit is checked and signed off by the National Home Builders Registration

Council.  Each unit is already registered with the National Home Builders Registra-

tion.  The certificate issued for the Village is 37151.

There will be carports around the village for visitors.

WHAT HAPPENS IF I HAVE TWO CARS

Not everbody in the village will be driving.  I would suggest once everbody has

moved in and there is someone who does not drive ask him/her if you can rent his

garage.
